Use of the property

King Parrot is a private and peaceful property.

Only registered guests are permitted on site unless arranged in advance.

Events, functions or gatherings are not permitted under standard accommodation bookings and must be booked separately, as they fall under a different permit.

We ask all guests to follow property guidelines and any reasonable directions from our team so that everyone can enjoy the space.

We reserve the right to step in where required to ensure these guidelines are followed and that all guests can enjoy a peaceful and respectful stay.

If you are considering hosting an event or celebration, please reach out — we would be happy to guide you through the available options.

Guest care and the property

We take great care in preparing the property for your arrival and ask that it is left in a similar condition.

Guests are responsible for any damage, breakages or loss that occurs during their stay.

Additional cleaning or repairs may be charged where required.

Noise and the valley

Sound carries easily across the valley, especially in the evenings.

To respect our neighbours, guests and the natural environment, loud music is not permitted at any time.

We ask that noise is kept to a minimum after 10pm so that the peace and quiet of the valley can be enjoyed by all.

Management reserves the right to step in if noise levels become excessive.

Access and natural surroundings

King Parrot is set on bushland with uneven ground, wildlife and natural features.

Access to the campground requires AWD or 4WD.

Access to private bush walking tracks may change depending on weather conditions.

By staying with us, guests acknowledge they are in a natural environment and take responsibility for their own safety.

Fire safety

Campfires are only permitted when conditions allow and are at the discretion of management.

Fires must be small and contained within the fire pits provided and must be booked in advance.

A large bucket of water must be kept next to the fire at all times.

Fires must never be left unattended and must be fully extinguished after use.

All fires must comply with CFA regulations, and no fires are permitted on Total Fire Ban days.

Conditions can change quickly, and we ask all guests to follow any directions provided during their stay.

Pets

Dogs are welcome at King Parrot, however they must be well managed at all times.

Dogs are not permitted on furniture or in beds, to help us maintain the cottages for all guests. Additional cleaning charges may apply if this occurs.

All dogs must be kept on a lead while on the property and must not disturb other guests, wildlife or farm animals.

Dogs must be cleaned up after at all times and must not be left unattended.

Access to farm paddocks is strictly not permitted.

Liability

While we do everything we can to provide a safe and enjoyable stay, King Parrot Cottages and Event Centre is not responsible for loss or damage to personal belongings, or for injury or accidents during your stay.

Staying here means being part of a natural bush environment, with all the beauty and unpredictability that comes with it.

Changes and unforeseen circumstances

From time to time, circumstances outside of our control may require changes to bookings or access.

If this occurs, we will always communicate openly and work with you to find a fair and reasonable solution.

Guest conduct and right to refuse service

All guests and visitors must comply with these Terms and Conditions, all property rules, and any reasonable directions provided by management or staff during their stay.

King Parrot Cottages and Event Centre reserves the right, at its discretion, to refuse entry, terminate a stay, or require any guest or visitor to leave the property immediately where there has been a breach of these Terms and Conditions, property rules, or where behaviour is deemed unsafe, disruptive, unlawful, or likely to cause harm, nuisance or distress to others or the property.

In the event of termination of stay or removal from the property under this clause, no refund or compensation will be payable.

Acceptance

By confirming your booking and making payment, you acknowledge and accept these Terms and Conditions.

🌿 We look forward to welcoming you to the land.
